Thanks for letting us know the property is listed. That does not stop us buying it, but it does change the order of things.

Because you have an active listing agreement, your agent is almost certainly entitled to a commission on any sale during the listing period, including a sale to us. We will not do anything that puts you in breach of that agreement or leaves you owing a commission you did not expect.

So the first thing our team will do when we call is walk through your listing agreement with you: when it expires, what the cancellation terms are, and whether a cash sale still nets you more once commission is accounted for. Sometimes it does. Sometimes the honest answer is to let the listing run its course, and we will tell you that.

Either way you will get a straight answer and a real number. Nothing about this call commits you to anything.
