Manufactured homes need a couple of specifics that a standard house does not, so expect these questions on the call: do you own the land the home sits on, or is it in a leased-lot community? Is the home titled as real property or still as personal property with a separate title? And what year and make is it?

Those three answers drive most of the value. A home on owned land, titled as real property, is treated much like any other house. A home in a leased-lot park is a different transaction, and the park usually has to approve any buyer, which adds time.
